“Tis’ the season to be selling”

Speaking from experience, some of our busiest months in real estate are during the holiday months.  While everyone has their own opinion as to whether a home should be listed or not during the holidays the answer truly depends  upon the circumstances of each individual seller, the local market and your Realtor choice.  But there are a number of advantages to listing your home this time of year.  Whatever your reason for selling, here’s 5 top reasons why it can be advantagous to have your home on the market during the holiday months.  

SERIOUS BUYERS:  It’s cold and searching for homes in the Winter months tends to bring out the serious buyers who are on the hunt.  The holidays are also a time when people have more available time to look… Many new jobs start in January so for those looking to relocate, they’re usually using vacation time during the holiday months to search for their new home.  Some sellers tend to take their homes off the market during the holidays causing fewer buyer choices and less competition for holiday sellers.

TAX CREDIT:  Sure, many people want to take advantage of the tax benefits of buying before the end of the year, but even more they’re rushing in to take advantage of the recent short-term extension of the$8,000 first time home buyer tax credit and $6,500 expansion credit for existing home buyers.  The record breaking number of sales and pending transactions speak for themselves.  This alone has caused sales to rise and inventory levels to decrease.  More people buying & less homes on the market is prime time!   

DECOR:  With holiday decorations, holiday baking and family gatherings, chances are your home looks its best during this time of year. This is the perfect opportunity to take advantage of and impress the serious prospective buyers, including those in town looking to relocate during the holiday months of November, December and January… Buyers really fall in love with homes during the holidays so but be sure to keep your holiday decor tasteful.  Don’t go overboard and take away from the grand features of your home and be careful not to make your rooms appear small by adding too much.

AROMA:  Nothing says “welcome home” like the aroma of the holidays.  Smells are known to inspire the senses and the lovely smells like hot apple cider, gingerbread, cinnamon, evergreens and fresh baked deserts are the perfect touch. Even the candles and decorations we use throughout our home for the holidays have pleasant smells of the seasons.  Coupled with a clean home that’s staged to sell, this will make buyers linger on and imagine themselves living there and entertaining their family and friends during the holidays next year…

POSITIVE ENERGY:  Starting in fall with the changing of the leaves and the nice crisp air, there’s also a change in most people as their moods change with the seasons.  This is a time when emotions are at their peak and the spirit of giving, sharing and caring is in the air.  With everyone in a better mood the whole purchasing experience tends to go more smoothly – making for quicker more successful closings.
