The Portland real estate Market Action Report for November, 2009 has just been released. Inside, you’ll find the Sherwood real estate market under area 151.
Looking at the report, the first thing that jumps out is the record number of “closed sales” – Again, this is GREAT NEWS! While we are continuing to see progress leading to a recovering market, we can’t get over excited about November’s record breaking same month, year-over-year increase of 72.4% reported in this months RMLS Market Activity Report - we must consider that these numbers are being compared to November, 2008 when the market was at the height of the economic crisis, when totals were at some of the lowest points seen in recent years. We also must take into account that the $8,000 first time home buyer tax credit which was originally scheduled to end in November 30th played a vital role in last months amazing number of closed sales! Respectfully, interest rates were and still remain low, home prices are more appealing and added all together as one - this was a recipe for success.
As we’ve been reporting each month, the numbers speak for themselves and today’s trends have continued to show ongoing progress in real estate sales activity month-over-month. Now with new version of the home buyer tax credit extending the $8,000 to first time buyers through Spring and adding a move up buyer tax credit of $6,500 to the table, we’re sure to see even more progress in the months to come.

Q3 2008 | July 1st through September 30th: 76 homes SOLD in the City of Sherwood in a very uncertain market. During the same time this year, Q3 2009 | July 1st through September 30th — we’re pleased to announce a 13% increase in sales for the overall Sherwood real estate market, with 87 homes SOLD in the City of Sherwood showing positive signs of heading towards stability.
