*In the picture used above for our post on Portland Area Dog Parks, the dogs shown are members of the Gardner Family.  From the left to right: The dark brown dog is Chico, he’s a shih-poo which is a shih-tzu/poodle.  We rescued him as a small puppy from a home who could no longer keep him in 2010.  The middle photo is one of two pups that belonged to our most recent addition, Sophie.  In December of 2011 we began to foster her and her babies from birth.  They were in a very tough situation and after coming to stay with us, Sophie and her pups did so well we decided to keep her.  She’s a shih-tzu mix and a great fit with our family.  The white and brown dog is Gizmo, a malte-tzu which is a maltese/shih-tzu mix. We received him as a gift from Santa in 2005.

Here When You Need Us

It’s officially 12:41 am and Jason just walked in the door. It’s not the first or the last time you’ll find him working all hours of the day.  I could give one hundred and one reasons why, but what it comes down to is really quite simple… He’s committed to being there when his clients need him.

No real estate transaction is ever the same and no one clients needs ever mirror another, but what our clients can always count on is that focused determination that passionately drives his commitment to seeing you safely and enthusiastically across the finish-line and onto those bigger and better things you have planned for your future.

Selling Your Sherwood Home in the Middle of Winter

Sure, selling your Sherwood home in the middle of winter may seem like a less than appealing time, especially when Spring is just a couple months away. But not everyone has the luxury of waiting to sell or buy for that matter, and a couple months of playing the waiting game will find a way to add up in more ways than one.

You’re not alone, all greater Portland homes are seeing the same type of weather conditions – brown grass, gray skies, shorter daylight hours for home showings… Even this week we got 5 inches of snow at our home in Sherwood! (well that part was nice, there’s nothing quiet like a winter wonderland to cheer you up.)

But there’s a reality and winter has its benefits!

For one winter weeds out the buyers.  Cold weather doesn’t make house hunting “fun” so home-buyers who are calling their Portland Metro Realtor are more serious and in need of finding the right Sherwood home -or- respective property that meets their criteria in the surrounding area such as Tualatin, Tigard, Wilsonville, West Linn or Lake Oswego for example.

From the holiday’s to job relocations that take place this time of year, there’s an influx of travelers with specific needs and they’re more inspired to buy — again, making those buyers out there more serious home-buyers.  With listing inventory levels down this time of year, you’ll also have far less competition on the market when selling your Sherwood home or real estate in the surrounding area during the winter months.  For sellers who may not get quite as many showings, The quality of showings is much better with those serious home-buyers looking to make a purchase.

Life’s not about waiting for the storm to pass, it’s about learning to dance in the rain…

Having a better understanding of the seasonal and local market conditions, in addition to the behavior of the audience you’re seeking puts factors in your favor when selling your Sherwood home in the middle of winter.  Add that forecast to fantastic deals on the market, along with historically low interest rates and you have yourself a perfect-storm.  As the saying goes, life’s not about waiting for the storm to pass, it’s about learning to dance in the rain. (let’s be PC, we’re in the NW so we’ll add sleet and snow to that – but boy to we have fun outdoor recreation here year around, no problems selling Oregon’s great Northwest lifestyle!)

How to STAND OUT to those serious buyers?

Okay, selling your home in Sherwood or the surrounding area in the winter proves to have it’s benefits – but it’s only when preparation meets opportunity that good things happen.  It’s all about putting your best foot forward to insure you STAND OUT to those serious buyers, moving you from having a Sherwood home for sale to another home sold.  Here’s some ideas, let’s get to work…

  • Clear the walkways.  If you have snow or ice covering the walkways, make it a daily routine to keep them clear.  Curb appeal is your first impression and making those buyers coming for a home tour see the potential and feel welcome will help take them from looking to “you had me at hello!”
  • Keep out the cold.  Nothing says homey like a warm and cozy space.  Home-buyers are coming in from the cold – home is your refuge – this creates a great opportunity to appeal to their senses.  A little bit of savings on the heating bill is nothing compared to the sale of your home.  Turn up the heat, put on the gas fireplace, throw open the curtains and blinds, and flick on the lights.  (Don’t forget, you can also install timers too.) While you’re at it put some music low and send an attractive, subtle aroma through the home (like fresh baked bread or cookies baked earlier in the day -or- switch on a Scentsy Warmer to set the mood.  If you have a wood burning fireplace or stove, simply “set the stage” for a fire to evoke the idea while insuring safety when leaving the home.)
  • Keep it squeaky clean.  Hard to do no matter what time of year it is, but it’s worth every penny of effort.  Many times sellers think of the obvious surfaces, but in today’s real estate climate you’re in a beauty contest so you have to go beyond counters, floors and making sure the beds are made -think details- like baseboards and windows, touch up’s and repairs.  Gone are the days of little things and normal wear and tear.  Buying in a distressed market can be stressful, and while it may seem normal to you and I, buyers want to purchase something that gives them the security that everything is well maintained and taken care of.  Having a “please remove your shoes” sign and basket of blue booties by the door conveys that and helps you maintain your efforts.
  • Emphasize the positives.  You can change the house, but you can’t change the location so emphasize the positives.  Maybe it’s a small townhouse lot but all the yard maintenance is taken care of by the HOA.  If there’s stores around the corner get excited about it being walking distance to shopping or the fact that it’s on a bus route. These are important things to mention to perspective buyers and highlight in the home marketing.  Lifestyle is also equally important.  Talking up things like Mt. Hood fun just an hour away while we’re in the winter months is a great way to promote the area.  We also have our own NBA team with games going on right in Portland – Blazer basketball offers fans fun winter entertainment too!

Crab Fundraiser

The annual all you can eat Sherwood High School (SHS) dungeness crab feed fundraiser & silent auction in Sherwood is underway. This much anticipated Sherwood event will again take place at the Sherwood Robin Hood Elks Lodge on Saturday, January 28th from 5:00 to 9:00 pm.

Hang Lots of Magnets All Over Your Fridge!

I don’t think so.  WARNING!  Big red flag!  They’re invasive, like indoor weeds trying to take over your walls.

One of the best and most frequent “quick tips” we give to clients preparing their Sherwood home or property for sale in the surrounding area is to lose the magnets.   Even if you’re not selling your home, this is one of the best ways to tidy up your home or work space in seconds.  Try it!

Don’t let the “stuff” on the front or the side stick around.  Take charge of your environment, transform your space and change the energy of the room.  Start now, no need to wait till spring to clean out the clutter.  Walk over to the fridge, filing cabinet or wherever you’re loaded down with magnets and just peal the clutter away.  If the magnet is not something you use on a daily basis like a simple daily calendar – it’s time for change.

Start with the big bulky ones.  They’re big baggage taking away from your space feeling clean, organized and clutter free.  Pull down the dangling scraps of paper, business cards and menus they may be clutching to.  Information that you’ll most likely have access to online anyway.

If you’re holding onto something you want to keep, create a file and organize like items to be stored there.  You’ll find organizing things neatly on a bulletin board hung behind a door, on a secondary wall in your office or somewhere that’s out of plain sight will reclaim your space.  Whether it’s bills, menus to your favorite restaurants, to do lists, upcoming events, artwork or snapshots (wow, those are just a few examples, now imagine all that on a fridge!) are better placed elsewhere.

Whether your home is for sale, you’re preparing to entertain or simply want to better enjoy everyday life around you, say “say-la-vee” to hanging magnets all over your fridge.  And there you have it, instant gratification with one quick tip to tidy up.

Time to Paint the Town Orange

Looks like it’s time to paint the town Orange, or at least I bet we can count on seeing a lot of it in 2012 because Tangerine-Tango has been named the official color of the year.  Time to accessorize!

I’ll be fun to see how design trends transform in homes throughout the year.  As we tour Brokers Opens and host Open Houses in Sherwood and the surrounding area, both of which we do on a regular basis, I’m sure we’ll see our fair share of this brilliant color.  I can already imagine a cool breeze as this design trend commands a bold, fresh, crisp sense that welcomes spring and summer, carried by warmth as we head into fall.

 

Accent and Accessorize

Accessorizing can be fun, and done on any budget.  If you think about it, just as you’d add a scarf or necklace to enhance an outfit, you’re essentially doing the same with your home decor.  You can keep it simple by adding pops of color around you.  Look for great accent pillows in bright colors. Replace winter throws with one that complements your new palate or consider a new area rug or curtains to do the trick.

Don’t forget to add a fresh spin to bookshelves and focal point areas like the fireplace mantle and dining room table.  You can also accent and accessorize by re-purposing items and artwork found throughout your home. This will help you enjoy your decor with new vigor and it’s something you can do in minutes. Leave one blank wall in each room, it gives visitors a place to rest the eyes.  Painting an accent wall can also add a dramatic look and it’s also much more manageable, both on a budget and when it’s time to change it out at a later date.  Use clear or vases that you can add oranges too, colorful candles and stoneware to bring about color.

If you have another room in your home in mind, like the master bedroom for instance, you can do accent pillows and add new pieces to the night stands.  If you’re changing the look of your bathroom, you can add color through bath towels and other textures.

Always remember, less is more. Adding just “pops of color” can go a long way.

Sherwood YMCA Launches New Website

The Sherwood Regional Family YMCA has a new home online!

Have you taken a look yet?  The Sherwood YMCA has launched a new website!  Having referenced their website and referred our Sherwood real estate clients to it for many years, I personally find this quite exciting as the user experience is very clean, organized and streamline.

If you’re new to the area, the Sherwood Regional Family YMCA is a family-oriented community center in town.  Many Sherwood residents enjoy that this multi-use facility offers close proximity to dozens of Sherwood neighborhoods, while also being within walking distance of hundreds of Sherwood homes around the large master planned community, Woodhaven.

The Sherwood YMCA boasts great programs and opportunities for its members and non-members focused on kids, families and individuals, giving them the opportunity to enjoy physical fitness by introducing a variety of fun options beyond the typical gym experience.  A special feature of this YMCA center is their superb aquatics area, which includes a 25 yard lap pool and a 65 foot water slide!  The Sherwood YMCA is also host to several other highlights such as youth sports, swim team, child watch, teen center and ongoing seasonal community events.

Portland Trail Blazers Season Schedule

Portland Trail Blazers

For all of us Portland Trail Blazer fans, here’s the shortened game schedule for the 2012 season. 

The Portland Trail Blazers, also known as the Blazers are a professional basketball team that entered the NBA in 1970. Based right here in the Pacific Northwest, they call beautiful Portland Oregon home.

There’s a big following of the Portland Trail Blazers, one of many featured attractions that have people flocking to the area and downtown PDX – whether they’re living in Portland or the surrounding area, or travel here to indulge in the city life.

The Rose Quarter, also regarded as Portland Oregon’s sports and entertainment district, opened in 1995 and is home to the Portland Trail Blazers.  Offering a box office, multiple parking garages, convention facility, public spaces referred to as the Rose Quarter Commons and plethora of restaurants and bars to enjoy.
