Market update with lots of positive housing buzz!

Home prices ready to rebound

This special feature and cover of the latest March, 2012 issue of Barron’s Magazine states home prices are ready to rebound.  A great article that sums up the housing market experience, shadow inventory brought on by distressed sales and foreclosures and the turn of the housing market with recovering home prices.  Barron’s expects after falling 34% over the past six years, “U.S. home prices will soon bottom. They could turn back up by spring 2013.”

Another good article just released by Real Estate Insider News states “history will show that actual housing bottom was late 2011″ and Bank of America agrees as they’ve updated their forecast, declaring that “housing prices have hit bottom earlier than they expected.”

 

Local markets within the market

If you jump in, read these tasty real estate morsels all the way through and while doing so remember this is U.S. housing market neews.  While this is important to the overall health of housing recovery, all markets within the national housing arena are not created equal.  As we’ve played witness to several times over the past few years, there have been states that have shown signs of recovery before others.  Narrowing it down further, areas, cities and towns have been featured for increased home sales, and you can keep zeroing in from there to niche’ markets, areas of towns, neighborhoods, etc.

These respective pockets in the market are like mini-economies within the big picture — as such, they react to their own respective forces despite what the national real estate market is doing.  These pockets or mini-economies if you will,  play a direct role in these respective niche’ markets and the real estate prices within them — also known as local markets within the market.

Don’t wait to buy

The best positioning as a home buyer is to be ahead of the curve and in your home when the market starts adjusting.  As a homeowner, you want to be settled and ready to collect on any type of market gain.  We all know there won’t be a magic reset button that’s pressed at any given time declaring a market bottom.  Recovery is sure to be a gradual with bumps along the way and as we’ve experienced, different from one place to the next as respective local markets within the market will have real estate values directly affected by activity within them.

Don’t wait to buy.  You don’t find yourself sitting on the fence while mortgage rates are at a record low and housing options and affordability are at their all time best, you may very well find yourself the wrong side of the fence.  Attempting to follow variable market predictions could have you all over the map.  Now is the time.

Things are on the mend

While we’ll hear or read in the coming months variances of the same message; home prices on the rebound, market to hit bottom, housing crash over, road to recovery ahead…  As advised we need to mentally, emotionally and financially be prepared for housing news for the next 12-18 months to be mixed at best.  The point I think being made with all the valuable insight around us, things are on the mend and that’s a good place to be.

Sherwood Cash Mob Hits Sweet Story Bakery

Cash Mob Sherwood’s first “hit” was a “hit”

The first mob was scheduled for March 17th.  Everyone was asked to start rolling in at 2:00 pm at Sweet Story in Old Town Sherwood and overall, approximately 100 mobbers from all over and of all ages came in to support this locally owned Sherwood business.  The aftermath… A VERY FUN and heartwarming experience. People came from all over and many experienced Sweet Story for the first time

While many mobbers came from Sherwood and the surrounding area, there was one specifically that we spoke with who was a student from the University of Oregon.  Together with her friends visiting the area, they came by in support of this movement and were one of many who experienced Sweet Story for the first time.  They were moved by the communities support and inspired by the idea that this concept could give to their local businesses in the Eugene area the support they need during these tough economic times. They plan to share their experience in Sherwood on Saturday with a leadership group on campus.  We wish them much success and are here to help extend support in any way we can!

Following the mob we later found out it was Sweet Stories 6 month anniversary when they were mobbed.  Michelle Howard, owner of Sweet Story in Sherwood, Oregon said, “it was the best gift she could have asked for!” To really put it in perspective, Sweet Story shared on the Cash Mob Sherwood Facebook wall… “it was the biggest day in sales our store has ever had and that means a lot to Daron and I. It’s easy to forget what it takes for small businesses to stay in business but days like yesterday mean that I am able to pay my rent and utilities for another month. I truly appreciate everyone who came out and “mobbed” us!”

Cash Mob to Hit First Sherwood Business

Michelle Howard, local business owner of the Sweet Story Bakery on Railroad Street in Sherwood Old Town was excited to learn her shop was selected to be the site of the first Cash Mob.  The mob is set to descend Saturday, March 17 at 2:00 PM at the Sweet Story Bakery location in Sherwood.  The newly opened Sherwood Bakery will be hit with a mob of support in a new movement dubbed “Cash Mob Sherwood” aimed at supporting local businesses and strengthening the local community one business at a time.

When we each do a little, we all do a lot.

The idea is to get the word out to as many people as possible.  Spreading the word via social media and rallying friends, neighbors and community members together is what it takes to catapult the idea of shopping local to a new level by “mobbing” locally owned businesses in Sherwood and giving them a boost.

Inspired by Flash Mobs, the purpose of Cash Mobs is to support both the local businesses and the overall community. Each month a group of people will come out and descend upon a local business at a predetermined date and time, agree to spend approximately $20 and have fun.

Make a difference.  Support local.

“When we have the chance to shop local we’re creating an opportunity for those funds to recirculate several times over before leaving the area. If we can bring more top of mind awareness about our local businesses and physically step into the establishments and support them by shopping local, the whole community benefits and we’re truly making a difference where we live”  ~ Amber Gardner.

According to a Michigan State University Study, 73% of dollars spent at local businesses stays in the community. Shopping local saves jobs and preserves our local vibe while reducing environmental impact and transportation costs.  Beyond being the heartbeat of our local communities, these small businesses are also the largest employers nationally – they create the majority of new jobs and it’s critical that we support these small businesses.  Supporting local is an investment that gives back to us all in BIG ways, one more reason to think local first and do our part to help keep the doors of our beloved local businesses open.
